Total Home Frames was established in 1997 and is the largest stumped and pole home framed builder in Western Australia. We construct 45-55 homes per year throughout the state.

The proprietors, Chris Zencich and Malcolm Holmes, came together with the goal of producing quality homes having minimal impact on the environment. Malcolm has wide experience in building industry, and is registered in both Queensland and Western Australia. Over the last 39 years, Malcolm a qualified carpenter has built hundreds of quality homes around Australia.

Chris has been involved in the building industry for 22 years, and has vast experience in drafting and design, energy efficiency, sales and marketing. He has designed or been involved with most of the homes that are available in the Total Home Frames range today. Chris has been the sales and marketing manager since the businesses inception.

Our company employs up to 50 people, all highly qualified and motivated in their respective fields of expertise. All our sales people are HIA accredited and very professional. They are there to make your building project work and to achieve the results you desire in your new home. Our management staff, including our pre-start personnel, are focussed on making your building experience a fuss-free process. Our subcontractors are some of the best in the state, especially our carpenters some of who are registered builders themselves, love to build homes from treated timber. Over the years, we have developed trades staff who love working on our unique homes, and they receive much satisfaction and sense of achievement when they finish each home.

Our display complex, offices and manufacturing yard are located in Wangara, a suburb north of Perth. We have three display houses, the Queenslander, the Getaway Loft and the new Erindale, that are visited by hundreds of customers each year.

Building Characteristics and Methods

All of our raised, stumped homes are environmentally friendly as they only touch the ground with stumps and poles. The ground area under the house is left in its natural state. This eliminates costly site works, avoiding the added costs of paving, concrete slabs and retaining walls. If required though we can build all our homes on a concrete slab.

Our engineered floor method, utilising a longreach style of floor trusses, has many benefits for the customer. Reduced amount of stumping keeps construction costs down, and creates huge open spaces under the homes which may be then used for car parking, workshops, storage or entertaining areas.

Stumped and pole-framed homes are extremely strong and can withstand the test of time. These styles of homes are often constructed in cyclone and earthquake-prone areas. Total Home Frames homes are cyclone rated and very suitable for the variety of soil types found throughout Western Australia.

GreenSmart and Energy Efficient

Our homes are constructed with renewable plantation resources, resulting in a near carbon-neutral product. This is almost the complete opposite of typical steel-framed and clay brick homes that release enormous amount of greenhouse gases into the environment during the manufacturing process. In opposition, our houses incorporate timber and fibre cement products that have a low embodied energy. Embodied energy is the energy consumed by all of the processes associated with the production of a material. The amount of greenhouse gas emissions produced by manufacturing building materials is highly correlated with its embodied energy. The embodied energy of a fibre cement clad timber-framed wall system can be up to 60% lower than a clay brick wall. Therefore our plantation-sourced timber-framed houses that incorporate fibre cement products are one of the most energy efficient and environmentally responsible building systems employed in the Australian building industry. Our homes are highly energy efficient, meaning that your daily energy usage for heating and cooling will be minimised, now and into the future. We have large verandas around the home to protect from sun and rain, the result of which is a more stable indoor temperature throughout the day. Cross-ventilation is maximised by selective placement of windows and doors. North-facing windows allow for utmost heat gain during winter. Other strategies for improving energy efficiency include double-roof insulation, fully-insulated external walls and even internal wall and floor insulation. We also include upgraded glazing to certain climate zones throughout W.A. We design all homes to have minimal heating and cooling requirements, saving you money in the long term. Good thermal performance of a house will not only mean lower energy bills but will provide you with a comfortable, healthy, naturally lit home, reduce your greenhouse gas emissions and personal satisfaction in ‘making a difference’.

Total Home Frames is committed to best practise approaches to sustainable design and building aimed at reducing greenhouse gas emissions. Two of our employees are accredited GreenSmart Professionals. The GreenSmart Professionals Program is a HIA industry initiative for achieving more environmentally responsible housing solutions. Two of our employees are ABSA certified to conduct building thermal performance assessments required by the National Construction Code. Also known as house energy efficiency ratings, these assessments evaluate and can make improvements to the thermal efficiency of a new house design. Currently all of our house designs are reaching a energy efficiency minimum of 6 Stars.
