  1. How long has Total Home Frames been building new homes?
    Total Home Frames started back in 1997. The Directors Chris Zencich and Malcolm Holmes have 61 years of building experience between them.
  2. Approximately how many new homes does the Company build per year?
    45 - 55 new homes per year specialising in timber framed pole homes. We also build all of our home designs on a concrete slab.
  3. Do you supply Owner/Builder Kit Homes?
    Yes we do, Getaway Homes our Kit Supply division supplies between 20 -30 new kit homes per year for Owner/Builders & Registered Builders to build themselves.
  4. How long does the building process take to complete?
    Total build time is approximately 10 12 months, once at site the home construction time is approximately 3-4 months depending on the size of the home. This time can also vary depending on the efficiency of the Council or Shire we are obtaining the Building Permit from and whether a Planning approval is also required.
  5. Can we change the home design?
    Yes you can change our standard designs to suit your living style. External and internal specification upgrades are possible as well to meet your needs.
  6. What is our building radius?
    We do build many of our homes in the Metropolitan area, but actually we are also one of the largest country builders in our State. Our construction radius takes in Esperance, Kalgoorlie and the Geraldton Region.
  7. Are your homes environmentally sustainable and energy efficient to the minimum of 6 Stars?
    Yes they are, our homes are constructed with renewable plantation resources, resulting in a near carbon neutral building product. Being timber framed our homes are highly energy efficient, meaning that your daily energy usage for heating and cooling will be minimised now and into the future. Total Home Frames is committed to best practise approaches to sustainable design and building aimed at reducing Greenhouse Gas Emissions.
  8. What are the construction Benefits?
    The use of engineered roof and floor trusses in our designs give superior load transfer whilst achieving economies in timber used and building time. Also the use of poles allows us to eliminate costly site-works which saves you money as we build to the gradient of your land. When building we use fully treated timber throughout the entire structure of your home from the poles in the ground through to the roof trusses, this gives you piece of mind that it will be safe from Pests and Decay during the home use and we exceed the Australian Standard requirement for protection of new homes.
  9. Can you build in Cyclone and Seismic areas?
    Yes we can, our designs using truss style engineered components gives superior cyclonic and seismic capabilities.
  10. Can Owners provide or nominate their own subcontractors within the job?
    Sometimes this is possible within the construction of your new home and is discussed with you. Owner supplied subcontractors can be used for connections of all mains services to your new home and any site works you may require.
  11. Do you have a finance advisory service and help ?
    Yes we do, we can introduce you to our licensed finance brokers who specialise in new home and land purchase finance options.
  12. Do you use Housing Industry Association contracts and documentation ?
    Yes we do, you can feel relaxed as we use HIA industry contracts and documentation throughout the building of your new home.
